Renting in Albany: the rules that apply

Albany's Rent Review Program offers conciliation and mediation of large rent increases; the Rent Review Officer only recommends a resolution. Albany has no just-cause or relocation rule of its own, so state law applies to covered units.

Key points

  • State cap: State law caps covered units at 8.8% for increases from August 1, 2026 through July 31, 2027.
  • Just cause: No city rule; state law requires a just cause after 12 months of lawful occupancy, for covered units only.
  • Relocation pay: No city rule; state law requires 1 month's rent for no-fault just causes on covered units, paid within 15 calendar days of the notice.
