Avenal M-2 zoning: height, setbacks and lot size

M-2 (Heavy Industrial) is a zoning district in Avenal. Every value below was read from the Avenal Municipal Code and links to its section (read October 2026). The code sets other values for particular lots, buildings or locations in M-2:

• Maximum building height: 50 ft — when the structure is adjacent to existing or zoned residential uses § 9.32.080
• Minimum front setback: 55 ft — from the legal centerline of any existing or proposed local street or minor collector § 9.32.060
• Minimum front setback: 70 ft — from the legal centerline of any existing or proposed secondary highway or major collector street § 9.32.060
• Minimum front setback: 80 ft — from the legal centerline of any existing or proposed primary highway or arterial street § 9.32.060

We did not find a general stories, side setback, lot size, FAR, density limit for M-2 in the zoning tables we read. The code may still set one elsewhere — check the Avenal Municipal Code.
