R-2, TWO-FAMILY RESIDENCE DISTRICT

17.14.010 Intent.

The specific regulations and the general rules set forth in Chapter 17.58 apply in all R-2 districts. It is intended that this district classification be applied where two-family dwellings are or are intended to be the dominant use. (Prior code § 3106.01)

17.14.020 Permitted uses.

Uses permitted in the R-2 district are:

  • A. Uses as permitted in R-1 districts (Section 17.12.020);

  • B. Two-family dwellings. (Prior code § 3106.02)

17.14.030 Uses requiring use permits.

Uses requiring use permits are the same as the uses permitted in R-1 districts (Section 17.12.030). (Prior code § 3106.03)

17.14.040 Lot area.

Lot area requirement is six thousand square feet for interior lots; seven thousand five hundred square feet for corner lots. (Prior code § 3106.11)

17.14.050 Lot width.

Lot width requirement is sixty feet for interior lots; seventy-five feet for corner lots. (Prior code § 3106.12)

17.14.060 Building coverage.

Maximum main building coverage requirement is forty percent of lot area. (Prior code § 3106.13)

17.14.070 Front yard.

The front yard requirement is twenty feet. (Prior code § 3106.14)

17.14.080 Side yard.

The side yard requirement is five feet on one side of the lot and ten feet on the other side of the lot at the option of the owner, developer or subdivider, except that the side yard on the street side of each corner lot shall be not less than twenty percent of the lot width, but need not exceed fifteen feet; however it cannot be less than ten feet. (Ord. 311 (part), 1974: prior code § 3106.15)

17.14.090 Rear yard.

Rear yard requirement is twenty percent of lot depth; may not be less than ten feet, need not exceed twenty feet. (Prior code § 3106.16)

17.14.100 Parking.

The automobile parking requirement is two covered spaces for each unit in single-family detached and two-family dwellings. Required parking is to be provided outside required front yard and street side yard setbacks and must be directly accessible along a paved surface or similar hardscape. Refer to Chapter 17.57 for parking requirements for other uses. (Ord. 1187 § 6, 2013: Ord. 509 § 6, 1983: prior code § 3106.17)

17.14.110 Building height limit.
