How do setback adjustments work if my lot is constrained?
The Community Development Director can approve a setback adjustment without a public hearing when special circumstances (size, shape, topography, location, surroundings) justify it and the adjustment won’t harm health, safety, or neighbors. Conditions may address access, landscaping, restoration, and timing (§ 17.150.030).
Are ADUs allowed on rural and standard residential lots?
Yes. ADUs are permitted on all single-family and multifamily residential lots citywide, with 4 ft side/rear setbacks, a 25 ft height cap, up to 1,200 sf for detached units, and parking at one space per ADU/bedroom (with several exemptions). What are the key standards in the M-I and M-C zones?
M‑I: 25 ft front, 25 ft street side, 15 ft interior side, 25 ft rear, 60 ft max height with a 2:1 stepback above 35 ft, and buffers next to residential. M‑C: 50 ft front and rear, 20 ft sides, 50 ft residential adjacency, and up to 170 ft building height (§ 17.45.030).
Do mixed-use (MUL/MUH) districts have special setbacks or heights?
Allowed uses are listed (many commercial categories are P/C), but dimensional standards for MUL/MUH are not included in the source materials. Confirm current setbacks, height, and coverage with the City before designing (§ 17.36.020). Verify with the jurisdiction.
Do commercial projects next to homes need special screening?
Yes. In both C‑G and C‑H, a 6 ft solid masonry wall or landscaped berm-and-wall combination is required on property lines that adjoin residentially zoned parcels. Setbacks and landscaped strips may also apply by district (§ 17.36.030).
When is Minor Development Review required?
