Article 17.2 — "T-C" TRANSPORTATION CORRIDOR ZONE

§ 12-38.50. T-C Zone. Permitted Uses.

  • (1) Property in the T-C Transportation Corridor Zone shall be used exclusively for the operation and maintenance of any railroad, light rail, trolley, busway, bikeway and/or comparable transit or transportation system, including private rights-of-way, easements, underground utilities, tracks, rail spurs, guide-ways and any appurtenant facilities including stations, platforms, signals, electrical catenary supports, electrical substations, and the like, that are necessary and directly related to the operation, maintenance and security of the transportation system, except as provided below.

  • (2) In conjunction with the uses permitted in subsection A of this Section, property in the T-C Transportation Corridor Zone may be landscaped and otherwise improved with ornamental

fencing, ornamental lighting, and similar public amenities.

  • (3) Parking lots for transportation facilities or for use by adjacent businesses or public facilities may be developed in the T-C Zone in conformance with the provisions of Article 19 of this Chapter and subject to Design Review approval by the Planning Commission pursuant to Section 1235.4 of this Chapter.

  • (4) Station sites in the T-C Zone may be jointly developed with station facilities and commercial businesses, if abutting property is zoned for commercial or manufacturing uses, and subject to Special Use Permit review and approval by the Planning Commission.

  • (5) Commercial telecommunication facilities subject to compliance with the provisions of Article 31 of this Chapter.

§ 12-38.51. T-C Zone. Prohibited Uses.

The following uses are prohibited in the T-C Transportation Corridor Zone:

  • (1) Storage of materials or vehicles (railroad rolling stock excepted);

  • (2) Billboards, pursuant to Section 12-80(A) of this Chapter;

  • (3) Any residential, commercial or manufacturing enterprise or activity not directly related to the operation or maintenance of the rail or transportation system, except as specifically provided in Section 12-38.50 above.

§ 12-38.52. Transit Oriented Development.

Those T-C (Transportation Corridor) properties within the area defined by the New Downtown Inglewood, Fairview Heights and Westchester/Veterans Transit Oriented Development Plans shall be subject to the development standards and Design Guidelines contained therein. In the event of a conflict between the TOD plan provisions and the T-C zone provisions, the TOD plan shall govern. (Ord. 22-03 12-14-21)
