Article 3.1 — "R-2A" LIMITED MULTIPLE-FAMILY ZONE

§ 12-20.10. R-2A Zone. Permitted Uses. ¶
Any use permitted in the R-2 Zone shall be permitted in the R-2A Zone. (Ord. 88-6 5-10-88)
§ 12-20.11. Development Requirements. ¶
All requirements in the R-2A Zone for building height, front, side and rear yards and accessory buildings shall comply with the corresponding requirements of the R-2 Zone. (Ord. 88-6 5-10-88)
§ 12-20.12. Lot Area Per Unit. ¶
For dwelling units hereafter constructed in the R-2A Zone, be it new construction or alterations of existing units, there shall be not less than two thousand five hundred square feet of site area for each dwelling unit on a lot having one or two units.
Additionally, there shall be not less than nine thousand square feet of site area for a lot having three dwelling units, and each dwelling unit, in excess of three, shall have an additional four thousand square feet of site area per unit. (Ord. 88-6 5-10-88)
§ 12-20.13. Objective Design Standards—Multifamily and Mixed-Use Development. ¶
New construction multifamily and mixed-use developments with two or more housing units shall comply with the Objective Design Standards and Guidelines, except for projects within Specific Plan areas. New construction of commercial developments within the Transit Oriented Development plan area shall comply with the Objective Design Standards and Guidelines. The standards also apply to remodeled buildings where new floor area is added. In such a case, the standards would apply to structures and facades which are being modified in order to accommodate the new floor area; other facades or buildings on the site would not be subject to these standards.
