Chapter 22.57 — MICRO UNITS

§ 22.57.010. Intent. ¶
This chapter is intended to facilitate the development of quality, affordable housing through regulatory incentives and to incentivize units that are affordable by design that still provide all the necessary residential amenities.

§ 22.57.020. Where Permitted. ¶
Micro units may be permitted on any legal lot within the following zoning districts:
A. Central Commercial District.
B. Downtown Overlay District.
C. Neighborhood Commercial District.
D. Service Commercial District.
E. R-1.5 Residential District.

§ 22.57.030. (Reserved) ¶
§ 22.57.040. Unit Size. ¶
A. Minimum Size. A micro unit shall be a minimum of 225 square feet.
B. Maximum Size. A micro unit shall be no more than 500 square feet. (Ord. No. 1471, 6/4/2025)
§ 22.57.050. Site Development Regulations. ¶
The required minimum site area, frontage, width and depth of the site, front yards, side yards, rear yards, building separation requirements, lot coverage, floor area ratio, and building height are those allowed by the underlying zoning district and/or overlay district, unless inconsistent with standards of this chapter.

§ 22.57.060. Density. ¶
A. Micro unit Project. Projects solely consisting of micro units shall not be subject to the maximum dwelling unit density standards of the associated General Plan land use designation or zoning district. The number of micro units permitted on a site shall be determined solely by the ability of the proposed development to comply with all other applicable development standards of the underlying zoning district.
B. Mixed Unit Project. For projects in which micro units are integrated with non-micro units, density shall be regulated by the underlying General Plan land use designation and zoning district.

§ 22.57.070. Parking. ¶
A. Minimum Parking. A minimum of one independently usable off-street parking space shall be provided for each micro unit, except when the project is located within one-half mile of a major transit stop.
B. Parking Design. Parking shall comply with all development standards set forth in Chapter 22.36 (Off-Street Parking and Loading Facilities), except the parking space may be compact and/or covered or uncovered.

§ 22.57.080. Usable Outdoor Space. ¶
A. Minimum Outdoor Space. The minimum outdoor space provided for micro units shall be 80 square feet per unit.
B. Private or Common Outdoor Space. Outdoor space for micro units can either be provided in the form of private or common outdoor space, so long as 80 square feet per unit is provided cumulatively.

§ 22.57.090. Required Facilities. ¶
All micro units shall include:
A. Independent facilities for living, sleeping, cooking, and sanitation.
B. A kitchen area containing a refrigerator, sink, and permanently installed cooking appliance, which must include at least a fixed stovetop.
C. A fully plumbed bathroom including sink, shower, and toilet.
D. A separate closet/storage space. (Ord. No. 1471, 6/4/2025)
