Chapter 22.61 — DOWNTOWN TRANSITION DISTRICT (DT)

§ 22.61.010. Purpose. ¶
The purpose of this district is to maintain the character of this traditionally mixed-use area immediately south of the areas designated by the General Plan as "Downtown Core" and "Downtown Government," and north of the residential neighborhoods beyond. This area will continue to contain small-scale and locally serving service commercial uses, as well as office and residential uses. New development is envisioned to be primarily multifamily residential. (Ord. No. 1472, 6/4/2025)
§ 22.61.020. Permitted and Conditional Uses. ¶
Permitted and conditional uses shall be the same as the Central Commercial or the R-1.5 zoning district, whichever is more permissive. (Ord. No. 1472, 6/4/2025)
§ 22.61.030. Site Area Per Dwelling Unit. ¶
Each site shall have an area of not less than 1,500 square feet except that special consideration may be given by the Zoning Administrator or Planning Commission to reduce the minimum site area per dwelling unit to not less than 1,250 square feet for good site planning, architectural design, and landscaping.

§ 22.61.040. Floor Area Ratio. ¶
The maximum floor area ratio ("FAR") shall be up to 1.5 (increased to 2.0 with development incentive pursuant to Chapter 22.81).

§ 22.61.050. Height. ¶
The maximum allowable height shall be two and a half stories or a maximum of 30 feet above the 100-year flood plain, whichever is greater. (Ord. No. 1472, 6/4/2025)
§ 22.61.060. Objective Development Standards. ¶
The required distances between structures, and minimum site area, frontage, width and depth of the site, usable outdoor space; maximum site area coverage; front yards, side yards, rear yards, and accessory structures shall comply with requirements for the R-1.5 Residential District, as outlined in Chapter 22.12 (Residential Districts); the objective design and development standards in Chapter 22.51B (Objective Design and Development Standards for Qualified Multifamily Development Projects) and Chapter 22.51C (Objective Design and Development Standards for Qualified Mixed-Use Development Projects); other applicable objective development standards in this title, and any other objective development standard in an adopted Specific Plan.
