Chapter 19.42 — LOT AREA AND FRONTAGE

§ 19.42.010. Reduction prohibited—Exception. ¶
No lot shall be so reduced or diminished that the area, street frontage, yard or other open space is smaller than prescribed by this Title, nor shall the density be increased in manner except in conformity with the regulations established by this Title. (Ord. 601 § 1, 1983; Ord. 94-884)
§ 19.42.020. Minimum lot area for specific subdivisions. ¶
A. Minimum lot area shall be three thousand seven hundred fifty square feet in the following subdivisions:
Silver Strand Beach Gardens, Map No. 1902 and Map No. 1903, on file in the office of the recorder of San Diego County;
South San Diego Beach Extension, Map No. 1088, on file in the office of the recorder of San Diego County;
Imperial Beach Map, No. 1139, on file in the office of the recorder of San Diego County).
B. Minimum lot area shall be three thousand eight hundred square feet for four contiguous lots having a common corner in Beach Club Heights, Map No. 1830, on file in the office of the recorder of San Diego County.
C. Minimum lot area shall be four thousand nine hundred square feet in Imperial Beach Extension No. 1, Map No. 1214, on file in the office of the recorder of San Diego County.
D. Minimum lot area shall be two thousand eight hundred fifty square feet in South San Diego Beach, Map No. 1071, on file in the office of the recorder of San Diego County.

§ 19.42.030. Exceptions for existing small lots. ¶
Any lot shall be deemed to meet the minimum area requirements of the zone where it is located when all of the following conditions are present:
A. It existed as a lot for which a deed was of record in the office of the recorder of San Diego County prior to January 1945; and,
B. The subject lot was not created as a result of a division of land in violation of any law or ordinance.

§ 19.42.040. Reduction by street widening. ¶
Any lot shall be deemed to be conforming when the reduction in size was caused or created by a required dedication of land by the property owner to, or condemnation by, the City or any other governmental agency for street widening or other public purpose. (Ord. 94-884)
§ 19.42.050. Frontage—exceptions. ¶
No frontage shall be reduced or diminished so that it is less than as prescribed in this Title except as follows:
A. Existing Small Lots. Any lot which has been deemed a legal lot as permitted in Sections 19.42.020 , 19.42.030 or 19.42.040 shall be deemed to have adequate frontage.
B. Seaside Point. The minimum frontage shall be sixty feet in Seaside Point, Map. No. 1107, on file in the office of the recorder of San Diego County, except that lots having less than the minimum area and permitted as a legal lot under Section 19.42.030 . Shall have a minimum frontage of forty feet.

§ 19.42.060. Frontage—through lots. ¶
Through lots hall be improved as one lot only. Front yards shall be provided from both streets, except that where development is predominantly oriented toward one street, the Planning Commission may by resolution designate such street as primary, from which the front yard shall be provided, and the other as secondary, from which the rear yard shall be provided. § 19.42.070. Lot combining restrictions. ¶
No lots which are subject to Title 19 , Chapters 19.14., 19.15., 19.16., and 19.17. Of this code, and which are combined or consolidated pursuant to the Subdivision Map Act, or otherwise, shall be allowed to yield a greater density of residential units than such lots would have yielded prior to the combining of said lots.
