Chapter 16.25 — SPECIFIC PLAN ZONE

§ 16.25.010 PURPOSE AND INTENT.

Specific Plans are recognized as planning tools that facilitate the logical, coordinated planning of a large area for a variety of land uses and types of development. The Specific Plan (SP) zone is established to provide maximum flexibility in the development of large properties that may benefit from unique or special land use and design policies and standards not otherwise possible under conventional zoning controls, and to establish uniform procedures for the adoption and implementation of specific plans.

§ 16.25.020 SPECIFIC PLAN ZONES ESTABLISHED.

Each specific plan area in the city will be identified on the zoning map by a number. The numbers will refer to the following specific plans:

SP-1 Adams Canyon

SP-2 Fagan Canyon SP-3 East Area 1 SP-4 East Area 2

SP-5 South Mountain

SP-6 West Area 2

SP-7 Airpark

§ 16.25.030 MINIMUM REQUIREMENTS FOR SPECIFIC PLANS.

Chapter 16.216 (Specific Plans) of this Title 16 identifies the required contents and submittal requirements for all specific plans.

§ 16.25.040 COMPLIANCE WITH APPROVED SPECIFIC PLAN.

(A) When a specific plan is adopted for an area, the specific plan's land use designations, standards, and other requirements will supersede and control any contrary provision of this chapter. On issues that an adopted specific plan is silent, development within the specific plan area will be implemented pursuant to the development standards and procedures in this Title 16.

(B) All subdivision, public works projects, development agreements, and other development- related activity within a specific plan zone must be consistent with the adopted specific plan for that area. Land projects cannot be approved in an area zoned Specific Plan if a specific plan has not been adopted for that area.
