Chapter 18.50 — P-C PLANNED COMMUNITY DISTRICT

§ 18.50.010. Application of regulations. ¶
The regulations set forth in this chapter shall apply in all P-C districts and shall be subject to the provisions of Chapter 18.102 , except that where conflict in regulations occurs the regulations specified in this chapter shall apply. (Ord. 467 § 24, 1984)
§ 18.50.020. Land size requirements. ¶
P-C districts may be established on parcels of land which are suitable for and of sufficient size to contain a planned community for which complete development plans have been submitted and approved.

§ 18.50.030. Application for use permit. ¶
Application for the establishment of a P-C district includes an application for a use permit for all developments within the district. Such application for a use permit shall include the following:
(1) A map or maps showing:
(A) Topography of the land, one-foot contour intervals,
(B) Proposed street system and lot design,
(C) Areas proposed to be dedicated or reserved for parks, parkways, playgrounds, school sites, public or quasi-public buildings and other such uses,
(D) Areas proposed for commercial uses, off-street parking, multiple and single family dwellings and all other uses proposed to be established within the district,
(E) Proposed locations of buildings of the land;
(2) Elevations of all proposed buildings and structures other than single-family residences;
(3) Other data and information which may be deemed necessary by the planning commission for proper consideration of the application.

§ 18.50.040. Permitted uses. ¶
Permitted uses in a P-C district shall be as follows:
(1) All uses permitted in R-1, R-2, R-3 and C-1 districts, subject to the securing of a use permit as specified in Section 18.50.030 ;
(2) Additional uses which are, in the opinion of the planning commission, proper uses to be included in the total development within a particular P-C district.

§ 18.50.050. Height limits. ¶
Building height limits in a P-C district shall be as follows:
(1) R-1 and R-2 Uses.
(A) Main building, thirty-five feet;
(B) Accessory building, twenty feet;
(2) R-3 and C-1 Uses. Forty-five feet.

§ 18.50.060. Site—Area. ¶
Building site area in a P-C district shall be R-1, R-2, and R-3 uses: eight thousand one hundred twenty-five square feet.

§ 18.50.070. Site—Coverage—Yard requirements. ¶
Requirements for front, side, rear yards and percentage of site coverage in a P-C district shall be the same as required for the particular uses in the districts in which they are otherwise permitted by this title.

§ 18.50.080. Off-street parking. ¶
Off-street parking requirements in a P-C district shall be as follows:
(1) One automobile parking space for each dwelling unit;
(2) A minimum of one square foot of off-street parking space for each square foot of area to be occupied by commercial buildings or structures.

§ 18.50.090. Variances. ¶
The regulations specified in Sections 18.50.040 through 18.50.090 may be varied when such variance will result in improved design of the development and will permit desirable arrangement of structures in relation to parking areas, parks, and parkways, pedestrian walks and other such features.

§ 18.50.100. Rezoning of future use. ¶
The regulations in this chapter for the P-C zoning district shall be applied to those lands zoned P-C on or before January 31, 1984. The P-C zoning district has been superseded in intent by the P.U.D., planned unit development district, for future use. It is the intent of this title that no lands shall be rezoned P-C after January 31, 1984.
