17.31.010 Purpose and intent.

The commercial: Greenhorn Creek district (C:GHC) is intended to provide a range of retail sales and services in the Greenhorn Creek subdivision. (Ord. 517 §§1, 3 (Att. A), 2022)

17.31.020 Permitted uses.

There are no uses permitted outright in the C:GHC district. (Ord. 517 §§1, 3 (Att. A), 2022)

17.31.030 Uses subject to site plan review or site development permit.

All permitted uses in the C:GHC district are subject to either an administrative site plan review pursuant to Chapter 17.73 or a site plan review pursuant to Chapter 17.74 unless otherwise exempted pursuant to those chapters. Permitted uses include:

  • A. Retail sales and service located within a building;

  • B. Transient guest lodging, hotel, motel, inn, time shares, bed and breakfast inn;

  • C. Professional office;

  • D. Restaurant, sit-down/cocktail lounge;

  • E. Residential hotel/motel;

  • F. Places of assembly;

  • G. Spa and related facilities;

  • H. Swimming pool/sport courts;

  • I. Fire station;

  • J. Golf clubhouse/pro shop;

  • K. Swimming pool;

  • L. Sport courts;

  • M. Golf cart storage;

  • N. Restaurant and cocktail lounge;

  • O. Places of assembly;

  • P. Exercise room;

  • Q. Banquet room;

  • R. Clubhouse/recreation building;

  • S. Day care center/child day care facility;

  • T. Accessory uses and structures appurtenant to permitted uses;

U. Temporary contractor’s office used on the construction site for a period not to exceed eighteen months or the duration of a building permit, whichever is shorter, renewable yearly. (Ord. 517 §§1, 3 (Att. A), 2022)

17.31.040 Conditional uses.

In the C:GHC district, the following uses are subject to the issuance of a conditional use permit:

  • A. Service station;

B. Residential use, multifamily, no more than one unit per three thousand five hundred square feet of land area. (Ord. 517 §§1, 3 (Att. A), 2022)

17.31.050 Site development standards.

Site development standards in the C:GHC district are as follows:

A. Minimum lot area for new lots, five thousand square feet;

  • B. Building coverage, one hundred percent, maximum;

  • C. Maximum building height, fifty feet;

  • D. Lot width, forty feet, minimum;

  • E. Lot depth, eighty feet, minimum;

  • F. Minimum building setbacks: 1. Front, zero feet;

  1. Side, zero feet;

  2. Exterior side of a corner lot, same as front;

  3. Rear:

  • a. Principal building, zero feet;

  • b. Accessory building, zero feet;

  1. Between buildings, zero feet;

  2. Vision clearance, fifteen feet. (Ord. 517 §§1, 3 (Att. A), 2022)
