17.45.010 Purpose and intent. ¶
A. The purpose of the public private partnership combining district (:P3) is to allow the use of city-owned properties to create new economic development, housing, recreational, public benefit, or other opportunities consistent with the general plan’s goals, policies and programs, through partnerships between the city of Angels and private individuals or entities.
B. It is intended that lands subject to a public private partnership zoned public (P) per Chapter 17.36 shall be rezoned to a base district consistent with surrounding general plan land use designations and zoning districts. Those :P3 districts will identify properties under city ownership where land uses are not primarily public uses.
C. In any zone where this combining district is employed, the requirements of this chapter shall apply in addition to the requirements of the base zone.
D. In any instance where the provisions of this chapter conflict with the provisions of the base zoning district with which the :P3 symbol is combined, the provisions of this chapter shall apply. (Ord. 501 §1, 2020)
17.45.020 Uses permitted. ¶
Permitted uses for this combining district shall be as set forth in the base zoning district except as otherwise provided in Section 17.45.030. (Ord. 501 §1, 2020)
17.45.030 Shared use by agreement. ¶
Shared public/private uses may include shared public/private parking, public/private restrooms, public/private meeting facilities, and similar public benefit uses. Such shared uses shall be set forth in a binding agreement between the city and the city’s partner in a form approved by the city. (Ord. 501 §1, 2020)
17.45.040 Development standards. ¶
Development standards for this combining district shall be as set forth in the base zoning district. (Ord. 501 §1, 2020)
